At Berisfords we understand that it is important to be able to identify the costs associated with repairs and maintenance work. As a result we publish all our third party contractor charges in order to allow our clients to be able to see at a glance the costs associated with any work which may be required on their properties.
This also helps keep the entire maintenance process transparent for everyone involved, tenants included. Where works are required on your property or when you are liable as a tenant to pay for repair work when damage has arisen for which you are liable, we will charge you the rate as listed on our third party contractor charges below.
We will advise you wherever possible of the requirement for any works to be carried out and seek your authority to proceed with the works.
Where possible we will endeavor to ascertain the exact charge for the works so that the actual costs can be assessed prior to proceeding. Whilst you are free to use other tradesman to carry out any repairs, we strongly encourage all owners to use our own contractors as they build up detailed knowledge of the specific intricacies of the properties over a long period of time.
Aside from this we are able to offer rates at a substantial discount to normal contractors’ charges due to our established and ongoing relationship with the various contractors on our approved list.
All our contractors are based within the Glasgow area, are fully insured and are fully registered with their respective legislative bodies for their respective trades.

IMPORTANT NOTE: The above noted costs identify the standard charges raised by our nominated and preferred contractors for any work carried out to a property. We will endeavor to meet or better these charges wherever possible however on occasions it may be necessary to use other contractors to carry out the works when the first choice contractor is not available. Berisfords will endeavour to keep such circumstances and any associated additional costs to a minimum.
These charges apply to both landlord and tenant. Where an item of maintenance has occurred due to wear and tear or non fault breakdown then all associated charges will be made to the landlord client’s account. Where a call out charge has been raised by the tenant due to the fault of the tenant client (lost keys etc) then the tenant client will be responsible for the charge and an invoice will be raised accordingly. Similarly at the end of the tenancy, if there are tenant related matters outstanding (replacement of light bulbs, cleaning issues etc) then the below noted charges will apply.
All our contractors are fully insured and carry the appropriate qualifications required for their specific profession. We regret that we are not able to instruct works for any party or property not registered with Beridfords.

NOTE: Emergency Call Outs are call outs for necessary and urgent repairs which need to be carried out immediately and which occur out with normal working hours. NOTE: All our properties are professionally cleaned by a cleaning contractor at handover and tenant clients are expected to present the property at the end of their tenancy to the same high standard (fair wear and tear excepted).
We strongly recommend tenants to appoint our nominated contractor at the end of their tenancy to clean the property. This will avoid any unnecessary delays in the return of the deposit and obviate the need for emergency cleaning costs to being deducted from your account.
